Asrın Group provides services in many fields from mapping to real estate investment consultancy, from informatics to agriculture, which may seem different but whose source is the previous field of activity.

Each real estate property is not ready for sale or lease. In the case of land and plots, they may not be zoned or even parceled. When many plots are purchased for different ideas, some arrangements need to be made for the legal and income-generating future of that plot. In this case, first of all, the zoning and road status of the land and plot depending on the location should be examined. One of the first working areas of Asrın Mapping Construction and Esen Mapping and Construction companies operating within Asrın Group is to investigate and report the zoning and road status of the plot in question.

After the zoning and road status of the land and plot is investigated, it is a matter of determining the status of its structural, technical, and connections with all humanity. This includes evaluating the suitability for the investment to be planned to be made on the land, the tendency to the envisaged commercial activity and the costs to be spent for the investment at the right price ranges.

In light of all the information obtained as a result of the evaluation, our experienced and visionary architectural and technical teams take over to create and implement the project to be applied to real estate. The construction implementation phase is the phase where partnerships or subcontractor solutions are provided within Asrın Group or under the supervision of Asrın Group after the project design phase of the investment.

Base Maps;

In general, base maps are mapping studies in which all structures such as roads, walls, wells, fences, poles, buildings, etc. existing on the plot of land produced as a base for the zoning plans to be made in the investment area are measured and transferred to layered planes in 1/1000 or 1/2000 scale. Maps of this type are prepared per the regulations on the construction of large-scale maps. Parcel, polygon, and triangulation data are processed on them.

Preparation of Plankote Maps

Plankote maps are a type of map showing the topographical structure of the plot, and the elevation differences of the slopes, prepared by mapping engineers and mapping employees with measurement information methods to be used in architectural projects.

Making Parcelization Plans

Parcelization maps are the maps that are commissioned or made ex officio by governorships and municipalities per Article 18 of the Zoning Law. With this study, zoning parcels are determined to include investment land/plot parceling, squares, roads, green areas, car parks, public parks, or places allocated for public services.

It is the work of marking building structures and land units on the ground.

Expropriation of Land for Roads, Formation and Land Amalgamation and Subdivision on Plot

It is the expropriation of the public or road for the establishment of facilities such as parks, green areas, gathering areas, etc. by considering the public interest. Areas formed when unregistered cadastral roads coincide with zoning parcels and lose their road characteristics are called acquisitions from the road. The work of combining more than one parcel per the zoning law and zoning plans is called land amalgamation. Again, on the contrary, the process of dividing a parcel into two or more parcels is called the subdivision process.

Tus and Application Study

The file that will constitute the basis for architectural projects according to the parcel application sketch and zoning status documents of the plot subject to investment by mapping engineers and mapping employees is called the Tus file, and the process of preparing this file is called the preparation of the tus file. Similarly, the preparation of the sketch showing the building location application sketch and elevations together with the road widths is also within the fields of activity of the mapping firms.

Layout Plan Preparation

The sketches used to show the distances from the parcel boundaries of the architectural project on the land/plot of land subject to investment are called layout plans. These studies are within the fields of activity of mapping firms.
